Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Our Fees

Disbursements
Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. The VAT position on disbursements can vary but where VAT is charged this will be at 20%.
 
Stamp Duty or Land Tax (on purchase)
This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website.
 

Stages of the process

The precise stages involved in the purchase of a residential property vary according to the circumstances. Below we have suggested some key stages of the service we offer:

  • Take your instructions and give you initial advice
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller’s solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry

Expanding our local offering: Introducing Wills, Probate & LPAs

While specialist conveyancing remains at the absolute core of the Clutton Cox name, this integration gives us the immediate capacity to grow. We are pleased to announce that we are actively expanding the Chipping Sodbury branch to introduce a dedicated Private Client offering and moving forward, existing and new clients will be able to access specialist advice on Wills, Probate, and Lasting Powers of Attorney (LPAs) directly through their trusted local hub – filling a much-needed gap for comprehensive family estate planning in the local area.

As part of the onboarding team, Ellyn focuses on managing documentation and client correspondence, ensuring clients feel supported and informed during what can often be a complex and pressured experience.

Jade Savagar-Toms

Conveyancing Executive
Jade is a dedicated Conveyancing Executive at Clutton Cox, joining the team in 2025, bringing a wealth of experience in residential property transactions and client relationship management.
 
Prior to joining Clutton Cox, Jade held positions at respected firms including Hek Jones Limited, Conveyancing Direct Property Lawyers, and Convey Law, where she developed strong expertise in residential conveyancing, client liaison, and complex case management. Her background also includes experience in litigation, arrears management, and complaint resolution, enabling her to handle challenging matters with professionalism and empathy whilst ensuring clients receive a seamless, professional conveyancing experience.
 
Jade holds a Master of Laws (LLM) from Cardiff University, complementing her LLB in Law with Criminology from Bangor University. Her academic foundation and practical experience combine to deliver meticulous attention to detail and a high standard of client care in every matter she handles.
