Residential conveyancing is the legal process of transferring property ownership from one person to another. It involves legal checks, contract drafting, and handling financial transactions. 

The process typically takes between 8 to 12 weeks, but this can vary depending on factors such as property chains, mortgage approvals, and legal complexities.

Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Yes, a conveyancer ensures that the property has no legal issues, verifies ownership, and handles necessary searches to protect your investment.

Common searches include local authority searches, environmental searches, drainage and water searches, and chancel repair liability checks.

Yes, you can help by responding promptly to document requests, ensuring your mortgage offer is in place, and staying in regular communication with your conveyancer.

On completion day, the purchase funds are transferred, and once received by the seller’s solicitor, the keys are released. You can then move into your new home.

Exchange of contracts is when the sale becomes legally binding, and neither party can back out without penalties. Completion is the final stage when ownership transfers, and you receive the keys to the property.

Prior to joining Clutton Cox, Jade held positions at respected firms including Hek Jones Limited, Conveyancing Direct Property Lawyers, and Convey Law, where she developed strong expertise in residential conveyancing, client liaison, and complex case management. Her background also includes experience in litigation, arrears management, and complaint resolution, enabling her to handle challenging matters with professionalism and empathy whilst ensuring clients receive a seamless, professional conveyancing experience.
 
Jade holds a Master of Laws (LLM) from Cardiff University, complementing her LLB in Law with Criminology from Bangor University. Her academic foundation and practical experience combine to deliver meticulous attention to detail and a high standard of client care in every matter she handles.
